Nestled within the scenic bay of Sivota Village, surrounded by lush greenery and blossoming olive trees, lies Anthelia Villa, part of Liotrivi Luxury Villas. Embracing the traditional architecture of Lefkada Island, it seamlessly blends with the landscape, enhancing rather than detracting from its beauty.

Perched on the hillside and facing the harbor’s entrance, the villa overlooks the bay, where vessels of all shapes and sizes glide across the shimmering blue waters.

Anthelia offers immediate access to the village, along with a private pathway that leads directly to the sea. This trail winds beneath an archway of trees, providing shade during the warm summer months. At its end, a specially designed platform awaits, inviting you to dive into the tranquil waters and let your worries drift away.

The two-storey villa comfortably accommodates 6-7 guests. The ground floor features a bedroom with a cozy double Murphy bed, a bathroom, a fully equipped kitchen, a dining room, and a living room with a fireplace—perfect for unwinding while you admire the stunning view through the large glass window.

On the second floor, you’ll find two additional bedrooms, each with a double bed and an ensuite bathroom. A spacious balcony furnished with soft sofas offers an ideal spot to relax with a glass of wine, accompanied by the soothing sounds of waves crashing below.

The outdoor barbecue pergola is ready to host gatherings, helping you create unforgettable memories with family and friends. The terrace boasts a private infinity pool, complete with sunbeds and bean bags, providing a perfect setting for relaxation. An extension of the pool deck gives the sensation of diving into the bay itself. Enjoy your time in the water while soaking in the breathtaking landscape, as the unique dusk of the Ionian Sea casts a golden hue on the horizon.

A damage deposit of EUR 300 is required upon arrival, to be collected as a cash payment. This deposit will be fully refunded in cash at check-out, subject to a property inspection.

***Starting from January 2024 the Greek government has implemented a climate tax of 15 Euro per night .This tax is payable on arrival in cash and a receipt will be issued for you within your stay.***

1. BOOKING DEPOSIT & PAYMENT OF THE BALANCE
A deposit of 30% of the total holiday rental cost must be paid by you in order to secure the reservation. No obligation from the property owner or us will exist until we have received this amount in full. The balance must be paid at least six (6) weeks before your arrival. If the amount is not received by us on the agreed time frame, we are entitled to cancel the booking and retain the deposit.

2. CANCELLATION & REFUND POLICIES
It you wish to cancel your booking, then we shall be entitled to the following percentage of the holiday cost:
• Cancellation more than 60 days before the arrival date, we keep 3% of the total price of the stay.
• Cancellation between 60 days and 42 days before the arrival date, we keep 30% of the total price of the stay.
• Less than 42 days, we keep 100% of the price of the stay.
• The required cost has not been deposited, we have the right to cancel your booking.

3. CANCELLATION OR ALTERATIONS BY US
In the rare occurrence that we might need to make any alterations to already confirmed arrangements -there is a possibility it might happen- we will make sure you are notified at the earliest date possible. If for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund in full the amount paid to us for the property. Nonetheless, we will not be responsible for any other cancellation charges for travel arrangements for you and/or your party.

4.TAXES AND FEES
**Starting from January 2024 the Greek government has implemented a new climate tax of 15€ per night. This tax is payable on arrival in cash and a receipt will be issued to you within your stay. **
This tax IS NOT included in the daily/weekly rate of the villa.
